NOTICE OF PUBLIC HEARING ON PETITION TO AMEND THE BOUNDARY OF THE CROSSINGS AT FLEMING ISLAND COMMUNITY DEVELOPMENT DISTRICT

                A Public hearing, conducted pursuant to Chapters 120 and 190, Florida Statutes, by an Administrative Law Judge, from the State of Florida Division of Administrative Hearings, will be held on Thursday, February 28, 2008, at the Eagle harbor Golf club, 2217 Eagle Harbor Parkway, Florida Room, Orange Park, Florida 32003, commencing at 11:00 a.m. or as soon thereafter as can be hard, to inform the public about the elements of the Petition to Amend the Boundary of the Crossings at Fleming Island Community Development District (the “District”) located within unincorporated Clay County, Florida.  The petition was filed by the District as Petitioner.  The information presented at the hearing will be used by the Florida Land and Water Adjudicatory Commission (“FLWAC”) in granting or denying the Petition as set forth in section 190.046, Florida Statutes, and also to afford Petitioner, affected units of local government and the general public a fair and adequate opportunity to present oral and written comments relative to the amendment of the boundaries of the District.

                The acreage to be added to the District consists of approximately 20.7 acres. The District has the appropriate consents to the amendment of the District’s boundaries as required by Chapter 190, Florida Statutes.  A Map generally showing the District and the area to be added to the District is set forth below.  The parcels to be added to the District are more particularly described as follows: ….

….G) Lots 1, 2, 3, 4, 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18, 19, 20, 21, 22, 23, 24, 25, 26, 27, and 28, Tracts A and B and Fairway Ridge Drive, Fairway Ridge at Eagle harbor, according to the plat thereof as recorded in Plat Book 48, Page 62, of the Public Records of Clay County, Florida, being 7.10 acres, more or less, in area.

                A copy of the Petition, including the statement of estimated regulatory costs, is available for public inspection during normal business hours at the Florida Land and Water Adjudicatory Commission, Office of Policy and Budget, The capitol, Room 1801, Tallahassee, Florida 32399-0001.  Specific legal authorities including Chapter 190, Florida Statutes, generally, and sections 190.005 and 190.046, Florida Statutes, in particular. ….

We are working hard to make Perkins Property Management the best choice for those who own investment property in the Jacksonville, FL area. We are looking to assist owners in Fleming Island, Orange Park, Green Cove Springs, and Middleburg. Many homeowners are turning their homes into investment houses out of necessity. They are having trouble selling the houses at the prices they want, and so they are deciding to lease it until the market is more favorable for a sale. My guess is they will be glad they did if they hold the house for a couple of years. A thousand people are moving to Florida every week, and Northeast Florida is one of the fastest growing parts of Florida.

Add to that, there is increased demand for good rentals and that is a recipe for a profitable investment. NAS Jacksonville is a great source of tenants. Military personnel are not buying unless they are retiring after the current tour of duty. They don't want to take a chance on a flat market that could cause them to carry money to closing when they transfer. They also look for multiple-year leases that cover their tour of duty. So what should the prospective landlord look for in a great property manager?

First and foremost, the property manager has to maximize the landlords return on equity. The Perkins Team does this by tying the marketing into our sales business and not a separate enterprise. We do the following:

  • No charge for finding the tenant.
